
1. As
the Listing Broker Prudential Properties has listed the above mentioned property
for sale in the Greater Southeast Florida Multiple Listing Service with you as
the owner/agent for a one time flat fee payment of $325.00. Within 1
busines day
of receiving your payment your property listing will also appear on Realtor.com
and then distributed to
Worldproperties.com and a network of real
estate web sites where you will receive all inquiries from these listing
services as the owner/agent until sold or withdrawn by your request.
2. As
the owner/agent you may choose to offer zero commission and pursue a sale
without a Realtors involvement or offer a commission of your choice to
Realtors representing buyers. Whether you sell directly to a buyer or should
you accept a contract presented from a buyers Realtor on behalf of his/her client there will be no
obligation to Prudential Properties as the listing broker for the payment of
a real estate commission. This includes any leads generated by you or
received from any other source.
3. You agree to
abide by the Fair Housing Acts under which you have the responsibility to sell
your property to qualified buyers regardless of race, color, religion,
sex, handicap, familial status or national origin.
4.
You shall notify Prudential Properties as the listing Broker of any executed
contract for the sale or lease of your home. You shall include the name and
phone number of the settlement agent or attorney and also notify Prudential
Properties of the price and final closing all within twenty-four (24) hours
after the closing date. Any fees imposed by the Board of Realtors for your
failure to so will be your obligation.
5. You acknowledge in accordance with Florida Law where
you know of or become aware of facts materially affecting the value of
the property, that you are under a duty to disclose said facts both to the Buyer
and the listing Realtor. In which event you shall submit them in writing
on a SELLER'S DISCLOSURE SHEET. You also agree to identify and hold harmless the
Listing Broker and any actual buyer for damages resulting from the inaccuracy of
information provided by you and for your failure to disclose any facts
materially affecting the value of the property. This duty shall continue
through the date of closing.
